Sadsbury Township Planning Commission, March 14, 2018

 

The Sadsbury Township Planning Commission meeting was held on Wednesday, March 14, 2018 commencing at 7:00 p.m.  Ms. Heineman called the meeting to order.  Present were members Tim Sarbaum, Ron Yen, John Lymberis, and Carlyle Rivers. Also present was Supervisor Liaison, Mr. Moore, and members of the community.

A moment of silence and Pledge of Allegiance were observed.

Mr. Yen made a motion, seconded by Mr. Sarbaum, to approve the minutes of the February 14, 2018 meeting.  With there being no questions, the members voting “aye”, the motion passed.

Chris Poterjoy, of Pennoni Associates came before the Planning Commission to discuss the CTDI Preliminary/Final Land Development.  They are proposing to construct a 117,600 square foot addition to the warehouse at the western end of the existing building adjacent to Old Wilmington Road.  The expansion also includes a 2-story 40,000 square foot office addition.  The facilities will be serviced by existing public water and sanitary sewer facilities. The building will be occupied 24-7, and will add 100 jobs over 3 shifts. Mr. Poterjoy stated the Township Landscaping Code is pretty intense and will be looking for a fee-in-lieu of.  There will be an additional 18 parking spaces provided, to make the total spaces to 415.

Mr. Lymberis is concerned with keeping the residents in mind when extending the vegetation.

Mr. Simon Jessey is concerned about the lighting, as he can see the building from his home.  Chris Poterjoy stated the lights have cut-off shields, any lights on the walls of the building will tilt.

Mr. Simon Jessey has a concern with any additonal generators and air conditioners that will make a lot of noise.  Mr. Montone stated they do not have plans to add additional air conditioners or the expansion.

Mr. Jessy asked will there be additional commercial vehicles?  Mr. Montone stated there will be about 10 more commercial vehicles.

Mr. Lymberis says his personal concern is lighting and landscaping.  He is always glad to have industrial in the Township and he is glad you are here.

The construction schedule should start the first week of April, with the grading; assuming they receive the grading permit and the NPDES permit.  Construction of the building should begin early June and finish in February 2019.

With there being no further business, Mr. Lymberis made a motion, seconded by Mr. Rivers, to adjourn the meeting.  With there being no questions, the members voting “aye”, the motion passed unanimously.
